I do not open low and negotiate up. Tell me what your property needs to earn each month. If that number works, I agree it and pay it — every month, for three to five years, whether the house is full or empty.

Chasing rent. Finding tenants. Absorbing void periods. Fielding maintenance calls. Arranging gas and electrical certificates. Wondering what state the place is in.
What I ask for in return
The creative freedom to look after the property my way and decorate it the way I know works for guests, and a term long enough to make that worth doing. If you would rather have it back exactly as it was, I will always return it to its original state.
The condition it comes back in
Better than it went out. I furnish and, where it is needed, refurbish at my own cost, because the standard of the house is the whole basis of what I earn from it. It is also cleaned professionally between every stay, so it is inspected more often in a month than a tenanted property is in a year.

Every building is different, so agreements are put together case by case rather than off a template. I am looking for a win for everybody: you get the rent your property deserves, the guest gets somewhere genuinely good to stay, and you end up glad to have had me as a tenant.
